The data from these charts shows the DC market for single-family homes continued to thrive. The average sale price for the first half of this year increased appreciably from 2014 in a number of neighborhoods.* Although there is talk of a scarcity of houses on the market, the 16 areas covered in my survey show a total of 9 more sales in the first half of 2015 compared to 2014. The days on market increased in a number of neighborhoods this year, but much can be attributed to buyers spending more time making decisions plus inclement weather and a late Spring. With vigorous summer sales in many DC neighborhoods and an anticipated healthy fall market, 2015 numbers should be even more promising.

Watch for my next email comparing the performance of DC, Maryland and Virginia in the first half of 2015.
* Factors that can sometimes skew neighborhood average sale price include a low number of sales, an unusually large increase in the number of sales, and the sale of one or more very high-end properties in a neighborhood.
